Abstract

Along with population growth which continues to increase, especially in the city of Baturaja which results in higher housing needs and this is one way to meet housing needs is to build housing. PT. Amanda Agung Lestari is developing a housing project on Jl. Garuda Emas, Tanjung Baru, East Baturaja District, Ogan Komering Ulu Regency, South Sumatra. The purpose of this study is to analyze the feasibility of investing in the Griya Amanda Sejahtera housing project with a land area of ​​53,000 m² and 245 units are planned to be marketed, but for now only 145 housing units have been completed and 100 are still in the development process. The housing development must meet the feasibility based on financial aspects, the methods used are Net Present Value (NPV), Internal Rate Of Return (IRR), Profitability Index (IP), Period Payback (PP) and Break Even Point (BEP). Then, the sensitivity level will be tested for investment, interest rates, benefits and costs. From these finances, the return on investment with a period of 5 years can be met with an NPV value of Rp. 3,782,265,000, total IRR 14.73%, payback period for PP 3 years and 11 months, total IP 2.71 and IDR BEP Rp. 2,903,195,122, BEP Unit 20 Units.
